There are numerous items that come to mind.
1). Traffic - this is a dead end street. What goes in must come out.
2). Parking - as you have probably sermized there are 8 apartments on this HALF block. Each of the 8 units have at least 1 1/2 cars associated with it. Parking is limited at best.
3). Noise and dust levels.
Is this facility going to be used only for storage? What does "associated site improvements" mean? Where on the lot will the building be built; toward the levee, toward the street, will it have its own parking lot?

I'm on the Marshall-New Era Neighborhood Association Board. We are considering a proposal to re-establish a nonprofit Community Garden on the parcels adjacent to the Zayo Communications Facility on 26th Street. I noticed on Zayo's September 24, 2024 revised plans that the gate to access the garden area has been changed to a 4 foot man gate. Also the driveway access has been removed. The former garden relied on the existing ~12' swinging gate for truck deliveries of topsoil/compost and wood chips. These deliveries typically occur infrequently (4-5x per year) and there would be no parking or other access for vehicles in the garden site. We would like to request that the proposed plans include a gate/access equivalent to the existing setup.
