House Sacramento supports item 3 and associated items A,B, and C.
The proposed project provides much needed housing in a neighborhood where demand for such housing far exceeds supply. The project also has additional community benefits including a ground floor commercial space that will further enliven and activate this area of Midtown.
A key priority for House Sacramento is encouraging jurisdictions to embrace a development code that offers flexibility and creativity for developers while adapting to changing market conditions. The existing zoning designation is no longer appropriate and rezoning to the C-2 designation would enable this project to synchronize with the recent adjacent developments in the 28th & Capitol area. Additionally, we believe retaining the existing size of the units, ranging from 275 sf to 655 sf, is ideal. These types of units remain scarce within the Central City, but they are popular with smaller households and continue to have an extremely low vacancy. They are known as “naturally affordable units” because their size and efficiency leads to more affordable rents than their larger alternatives.
The scale of The Housing Crisis requires us to embrace an “all of the above”, portfolio-based approach to delivering more housing. We applaud the creativity of HK3 and we appreciate their outreach to our organization, answering our questions and addressing any concerns we had.
