Clever presentation by the developer's attorney, and yet misrepresents the facts. Please ask him when they did the traffic study that he claims was completed (decade or more ago). This issue is about traffic flow - the drive thru's will create an unnecessary surge.
I support this project. I live in this area and drive by there proposed site daily. It's increasingly difficult to get in and out of the Bel air gas station due it being the only option. Also grabbing a coffee from Starbucks is inconvenient and time consuming as there is no drive thru. I am for competition. It will drive down gas prices and provide additional amenities in the area. My wife and I along with everyone else in living Sundance Lake, oppose this brazen attempt by a greedy developer to rezone this project to
his financial benefit with absolutely no benefit to the people living here. He gets more easy money and our peace and tranquility will be shattered.
Please take a trip out to the area in question and anyone can see this would be a terrible mistake. The only person that would benefit from this

Zoning is set up to protect people living in a community like ours not to enrich a greedy developer who wants to optimize his profits and leave our community in tatters.
The developer knew going in what the zoning was when he bought this parcel, please don't let him do this, IT IS JUST NOT RIGHT.

I strongly oppose the Gateway West development plan as it currently stands. This plan is not in keeping with the original intent of the land, nor is it adding any value whatsoever to the residents of Natomas. We do not need any more gas stations, hotels, or fast food restaurants. The proposed plan will only increase traffic, negative environmental impact, and the number of transient visitors to the area who will not care about our community. I urge you to oppose the Gateway West development project
The proposed rezoning of this land presents a dangerous proposition for the residents of Natomas. The rezoning as proposed by the developers is not in line with the intent of the land, which is for educational purposes. Additionally, the builders are pursing a large hotel, where nine already exist in a one-mile radius, including one 3/4 of a mile north on the same street. This is not a smart growth plan, and it presents opportunity only for the developer. The proposed changing of Duckhorn Drive - a major thoroughfare for children, families, workers, and residents - will create extreme safety, noise, and pollution concerns. Please evaluate this proposal with the Natomas community in mind.
The rezoning of this land is not in line with the purpose and master plan of this residential suburb neighborhood where children ride their bikes and families walk safely along Duckhorn Drive. I have concerns about this project including, but not limited to, 24-hour gas station selling liquor, the security of the community may be compromised by strangers and criminals driving along I-5, size of the gas station including the number of pumps, a sign from the freeway making it look like a truck stop, traffic congestion on Duckhorn Dr. Given that the UTI students are also using the narrow Duckhorn Dr., an additional gas station with two drive-throughs will only make traffic worse. Lastly, his project will only invite vagrants and criminals to our 5-star neighborhood.
i oppose this project. i am a resident of sundance lake and this project will create a massice traffic jam in our community. this project is not consistent with the Natomas Plan and requests a rezone to enable a square peg into a round hole. This project is ill planned, with no exit into arena blvd.
